The Nest Weekly: Rates Are Stuck, and the Bay Area Doesn't Care

October 19, 2026 | Kaveh Sartipi, Nest Mortgage | Danville, CA

The Big Picture

If you've been waiting for rates to fall before you make a move, this week's read is simple: the market isn't waiting with you. The national 30-year average held flat for the second straight week, and yet the Bay Area's most competitive pockets are still seeing multiple offers, shrinking inventory, and homes selling over asking.

Rate Snapshot (National Weekly Survey)

Measure This Week Last Week Year Ago
30-year fixed (national avg.) 7.40% 7.40% 6.27%
15-year fixed (national avg.) 6.71% 6.73% 5.52%

Rates as of October 19, 2026 — subject to qualification. Current rates posted at NestMortgage.ai/rates.

These are national survey averages (Freddie Mac, week of October 15), not a quote from Nest Mortgage. What you qualify for depends on your credit, down payment, property, and program.

The takeaway: rates are holding in the same range week over week, but they sit meaningfully higher than a year ago. That is a planning problem, not a reason to freeze. Payment strategy, buydown options, and loan structure matter more than trying to time the bottom.

Current rates are published on NestMortgage.ai/rates and update regularly. Subject to qualification.

Two Markets Inside One Flat Median

A single "Bay Area median" hides what's really happening. Using the most recent August 2026 data from San Francisco local reports:

San Francisco (Aug. 2026) Single-Family Condo
Median price about $1.85M about $1.23M to $1.26M
Change vs. a year ago up roughly 23% up roughly 22% to 24%
Months of supply about 0.8 to 1.0 about 1.6 to 1.9
Active listings vs. a year ago down roughly 31% to 33% down roughly 36%

Sources differ slightly on exact figures, so treat these as ranges.

Single-family homes are running on fumes, with under two months of supply in the city and a large share closing above list. Condos are tight too, but with a bit more breathing room. Meanwhile, regional reports note Bay Area closings were down year over year in 13 of 14 counties, and the Bay Area has been shedding jobs. Prices up, volume down, inventory thin: a tight, selective market, not a frenzy everywhere.

Inventory: The Real Story

Fewer listings is the headline. San Francisco's combined active inventory is down about a third from last year. Low supply is why buyers still face competition even at today's payments, and why well-prepared sellers still have leverage. For context, national existing-home inventory sits near 4.9 months of supply, far looser than the Bay Area's hot pockets.

What To Do This Week

For buyers: Get your numbers real before you tour. Know your payment at today's market, not last year's, and get a full pre-approval so your offer reads as strong. Ask about structure options, such as buydowns or different loan programs, subject to qualification.

For sellers: Thin inventory works in your favor, but pricing and prep still decide who wins. Price to the specific micro-market, not the flat county median, and plan your next purchase financing before you list.

The question for you: Are you waiting on rates, or are you waiting on a plan? Reply and tell me which one it is.
