The Nest Weekly: Rates Keep Climbing, But the Bay Area Is Two Different Markets

October 12, 2026 | Kaveh Sartipi, Mortgage Broker & Advisor, Nest Mortgage | Danville, CA

The Big Picture

If you've been waiting for rates to come back down before making a move, this week's data is a gut check. National mortgage rates have now risen seven weeks in a row and sit at their highest level in nearly three years. Meanwhile, Bay Area home prices are not collapsing, and inventory is still thin. That combination is why I keep telling clients: plan around the payment you can live with, not the rate you're hoping for.

Rate Snapshot (National Averages)

Loan Type Week of Oct 8, 2026 Prior Week A Year Ago
30-Year Fixed 7.40% 7.28% about 6.3%

These are national survey averages from published market data, not a quote from Nest Mortgage. Your actual options depend on your credit, down payment, property, and loan program, and as a broker I compare multiple options on your behalf.

Two Markets Inside One "Median"

Here's the part most headlines miss. Look at July single-family data from Bay Area counties and you'll see it's not one market, it's several:

County Median Price Year over Year Months of Supply Days on Market
San Francisco $2,050,000 +24.9% 0.8 13
Santa Clara $1,900,000 +1.1% 1.6 14
Alameda $1,270,000 +1.6% 1.9 15
Contra Costa $865,000 +0.9% 2.4 16

San Francisco is running hot, with prices up roughly a quarter from a year ago. Santa Clara has slipped for three straight months from its spring peak. The East Bay, including our corner of Contra Costa County, is steady: modest price growth, homes moving in about two weeks, and still under three months of supply.

Source for county data: Mosaik Real Estate's August 2026 Local Lowdown (July data).

Inventory: Tight Here, Loosening Nationally

Under three months of supply is traditionally a seller's market, and every county above sits there. Nationally, though, the picture is shifting. Redfin reported that the number of homes for sale in August was the highest since 2020, with about 3.9 months of supply and well over half of homes selling below their original list price. The Bay Area hasn't followed that trend yet, but it's worth watching. Buyers elsewhere are gaining negotiating room, and that can spread.

What This Means for You

For buyers: Don't let a rate headline be the only number in your plan. Get a pre-approval so you know your real monthly payment at today's market, and ask what the payment looks like at different down payment amounts and loan programs. In a market with short days on market, being prepared matters more than trying to time rates. If rates ease later, refinancing may be an option to explore, though nothing about future rates or qualification is guaranteed.

For sellers: Homes in the East Bay are still selling quickly, but buyers are more payment-sensitive than they were a year ago. Price to the market, present the home well, and talk to your agent about whether seller credits toward a buyer's closing costs could help your buyer's monthly payment. Your Realtor is the right voice on pricing, and I'm happy to help your buyers understand their financing options.
