The Nest Weekly: Rates Jumped. The Bay Area Didn't Flinch the Same Way Everywhere.
Week of October 5, 2026 | Kaveh Sartipi, Nest Mortgage | Danville, CA
Rates had their biggest weekly move in a long time, and the Bay Area's "flat" median is hiding two very different markets. Here's what actually matters if you're buying or selling this fall.
Rate Snapshot
The national average 30-year fixed jumped a quarter point in one week, landing at its highest level since November 2023. The driver is the bond market: the 10-year Treasury yield has pushed above 5%, and mortgage rates follow it closely.
| National Average (Freddie Mac PMMS) | Oct 1, 2026 | Prior Week | One Year Ago |
|---|---|---|---|
| 30-Year Fixed | 7.28% | 7.03% | 6.34% |
| 15-Year Fixed | 6.60% | 6.42% | n/a |

What that means in plain English: a national average is a starting point, not your number. In the current market, borrowers in the same week can land nearly a full point apart depending on credit, down payment, loan type and how the loan is shopped. That spread is exactly why a broker who compares wholesale options on your behalf matters more in a volatile week than a calm one.

The Market: Two Bay Areas Inside One Flat Median
On paper, the Bay Area barely moved. The C.A.R. regional median for existing single-family homes was $1,272,000 in August, down just 0.2% from a year ago. Boring, right?
Not when you look underneath.
| County | Aug 2026 Median | Year over Year |
|---|---|---|
| San Francisco | $1,875,000 | +25.0% |
| San Mateo | $2,250,000 | +13.2% |
| Marin | $1,650,500 | +8.4% |
| Contra Costa | $875,000 | +2.9% |
| Alameda | $1,285,000 | +1.3% |
| Santa Clara | $1,900,000 | 0.0% |
| Napa | $947,000 | -2.9% |
| Sonoma | $790,000 | -5.1% |
| Solano | $575,000 | -7.3% |
The core (SF, the Peninsula, Marin) is running hot. The outer ring (Solano, Sonoma, Napa) is softening. Contra Costa and Alameda sit in the middle with modest gains. Same region, same rates, completely different negotiating environments.
Inventory and Pace
| Area | Months of Supply (Aug 2026) | Median Days on Market |
|---|---|---|
| Bay Area | 2.6 | 22 |
| San Francisco | 1.3 | 34 |
| San Mateo | 1.7 | 11 |
| Santa Clara | 2.1 | 12 |
| Alameda | 2.3 | 14 |
| Contra Costa | 2.7 | 20 |
| Solano | 3.3 | 40 |
| Sonoma | 3.7 | 60 |
| Napa | 6.6 | 91 |
Bay Area supply ticked up from 2.3 months in July to 2.6 in August, and regional sales were down 4.2% from a year ago. Translation: buyers got a little pickier heading into fall, and that was before the latest rate jump. Statewide, C.A.R. reported 3.7 months of supply, the highest in six months. San Francisco active listings were down more than half from a year ago, which is part of why prices there keep climbing.
What This Means for You
For buyers: Don't wait for "the rate" to come back. Plan around a payment you're comfortable with today and treat any future rate drop as a potential refinance conversation, subject to qualification at that time. In the outer counties and in Contra Costa, rising days on market can mean more room to ask for seller credits toward closing costs or a rate buydown. Get fully pre-approved, not just pre-qualified, so you can move when the right house shows up.
For sellers: Your county matters more than the headline. In SF and San Mateo, low supply is still on your side. In Solano, Sonoma, Napa and parts of the East Bay, homes are sitting longer, so price it right on day one and consider offering a credit that helps a buyer with their payment. A buyer-friendly incentive often beats a price cut.
Rate volatility is the story of this week, but local supply is the story of your deal. If you want a clear read on your specific situation, I'm happy to walk through the numbers with you.
