This week the story is steadiness: rates are holding in a familiar range, the Bay Area's high end keeps climbing while the broader market stays flat, and inventory is loosening just enough to give buyers a little more room to breathe. Here's what I'm watching and what it means for you.

The 30-year fixed sits near 6.69%, up only slightly from the prior week — a few basis points of drift, not a trend. We've spent most of the summer bouncing in the high-6s, and nothing this week broke that pattern. For anyone waiting on the sidelines for a dramatic drop, the more useful mindset right now is planning around the range we actually have rather than the one we wish for. Small moves in your rate still change your payment meaningfully, which is exactly why shopping the loan matters.

What's Happening in the Bay Area Market
The Bay Area median is holding around $1.65 million, essentially flat year over year. More homes are trading hands, but prices as a whole aren't surging — a healthier, more balanced picture than the frenzy of past cycles.
The exception is the top of the market. San Francisco's median sale price reached a record $1.77 million this spring, lifted by an AI-driven rebound in the highest tiers. The market is segmenting: strength at the top, steadiness in the middle.
Inventory is the number I'd watch most closely. San Francisco now has more than 7,000 homes listed, and active listings across the region are running roughly 10% higher than last year. Even so, supply stays tight — the Bay Area's unsold inventory sits near 2.2 months, and San Francisco's is closer to 1.2 months. For context, a balanced market is usually five to six months of supply, so this still favors sellers, just less lopsidedly than before.
Statewide, the California median came in around $904,640 in June, down modestly from May's record but still slightly ahead of a year ago — more evidence of a market that's leveling off rather than turning.
What This Means For You
For buyers: More listings mean more choice and a little more negotiating leverage than you've had in a while. Get fully pre-approved before you shop so you can move quickly and make a clean, credible offer — in a segmented market, being ready is often worth more than waiting for rates to move.
For sellers: Homes are still selling and inventory remains tight by historical standards, but buyers have more options than they did a year ago. Sharp pricing and presentation matter more now; the days of naming any number and getting it are behind us in most price bands.
